The Title Abstracters' Association of New Jersey was incorporated in 1931, providing a professional organization for title searchers and enabling the full exchange of state-wide practice and enacting a professional Code of Ethics. An abstracter is the person who prepares a summary or "abstract" of public records relating to title to a specific parcel of land. Searching the county, superior courts or municipal records for information about property, buyers and sellers is the backbone of the real estate transfer industry. Without a comprehensive and thorough research or "abstract" of the history of the transfer of the property, a buyer may not be able to assume the property free of clouds or even be able to mortgage the property. The role of the abstracter is the first step in researching and gathering all possible information on the property that is of public record. The abstract is then examined by a licensed title insurance examiner who creates a Report on Title for the purpose of insuring the title of the property.
